Detached Kid's Kabin:
Two Twin over Full Bunk Beds with additional Twin Trundles underneath.
IMPORTANT: Kid's Kabin DOES NOT have a bathroom. You must walk outside to the main house for a restroom.
Total Beds In the Home: 1 King, 4 Queen, 2 Full, 4 Twin.
Outdoors:
Hot Tub
Multiple decks to enjoy the outdoors on hammock swings or lounge chairs.
Dock access during all seasons except winter. (the lake freezes over)

Guest Access:
You will have access to the main house, Kid's Kabin, and outdoor areas including the dock. The driveway is paved and very large. Guests should not enter or park in the barn on the adjoining property.

StayBettr Vacation Rentals manages this property remotely, but we have a local contact who can assist with any issues that may arise during your stay.
The Neighborhood:
Swinging Bridge Reservoir is the largest largest lake in the Sullivan Catskills, and one of the few that allows motor boats. You'll feel removed from the city, but still within 20 minutes of groceries and things to do. The neighborhood is a mix of seasonal homes and year round residents. A public boat launch is nearby, and just around the corner are two full services marinas--Starlight and Swinging Bridge Marinas.
Getting Around:
I recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello. Shortline Coach Bus Service provides service between New York City and Monticello as well.
Otisville and Port Jervis Metro North Stations are each approximately 30 minutes drive from the house. The trip from NY Penn Station to Otisville is about 2 hours. Train access is great if you have members of your group who need to arrive/depart at different times.
Things To Know:
You will be required to sign a rental agreement after the booking is confirmed. Full terms of the agreement are available on request. Additionally, you will be required to upload an approved government identification card or passport when you complete the rental agreement. If you have questions about either of these requirements please message us prior to booking.
Rentals of the property requires a $500 security deposit via credit card, or to pay a $70 fee to waive the security deposit.
No more than 6 cars allowed.
While covered above, please note again that the Kid's Kabin does NOT have a bathroom or have central AC. You must walk back to the main house for a restroom.
The dock is not available from early November until the lake has thawed and levels stabilize in late spring.
This home is pet free, no exceptions.

Great time
We had a wonderful time staying at this home. Great location and very well appointed.

The rain tried to ruin it...
But we persevered! We didn’t get to do all the outdoor fun stuff. But since we were mostly stuck in the house for the weekend... i wouldn’t want it any other way. Gaming in the kids cabin, bbq on the deck. trying new recipes in a fully equipped kitchen. it ended up being a blast. The cell phone service was spotty but the wifi was pretty reliable. There were a very few unfinished items, an alarm that went off, but the next group probably won’t have to worry about that. overall it felt as advertised and while you were aware the neighbors were present... it still felt like we had our privacy.
A Lakeside getaway
Thank you Lee for the beautiful home. Great lakeside retreat in the woods. Lee was very responsive when I emailed with a small issue and had it fixed quickly. We'll definitely be back.
Fantastic! Perfect for family
This was a perfect place for us. Teens, young adults, middle-agers and a 90 year old! There was something for everyone from the dock and a variety of kayaks, a tube, and a great place for the boat. The water was amazing. My 90 year old mom viewed it all from the gorgeous deck, with plenty of chairs, a lovely table, grill and fireplace. There were plenty of towels, and the rooms were lovely. Very clean, bright and the kids cabin was a dream for teens. The care taker was responsive and lovely, as was the amazing woman who cleaned the place. Can’t wait to go back!
Fantastic stay, gorgeous home
This amazing property looks even better in person than one can tell from the pictures. Modern amenities, comfortable sleeping accomodations and 3 full bathrooms made our stay one to remember. Lee's communication was phenomenal and the check-in/check-out process was seamless. Would highly recommend this lakefront getaway!!
The house was perfect
The house was great, I wish we had more time there to utilize more of the lake and amenities. But check in was a little late and check out was a little early. So a Friday to Sunday only leaves Saturday. Remember this when booking. Also I do have to say one of the main reasons for renting this place was of course the hot tub, which wasn’t working and I didn’t find out until checkin. We were all highly disappointed with this as we are an older crowd that does hard physical labor. The house is beautiful but was a lot of money and Ik you can get that price with a tub. As long as the tub works I would Love to stay there again for longer. The owner did give back a refund for the tub not working so that was nice.
Best Mini Getaway
Lee’s property was an amazing little escape from the city. Had the most perfect weekend with close friends. The place is massive and has anything you could possibly need for your stay. The only thing we needed to get was more firewood but everything else was provided. The house was easy to find, check in and check out process was easy and Lee was very responsive to my messages. I would love to visit again in the summer and utilize the lake!
Family Celebration
The property in the winter was beautiful, and the kid's cabin was a great bonus! Shoe storage with all the winter boots was difficult and messy, but other than that, the rental was very accommodating. The fast response and open communication with the property manager was fantastic.
Girls Getaway
We rented this property for a girls weekend to celebrate my 40th birthday. The house was beautifully clean and spacious. There were plenty of beds to accommodate our group. We enjoyed the hot tub and soaking in the beautiful views. 11/10 would rent again!
wonderful lake house
Excellent property with direct lake access, kayaks, decks, bbq, game room, outdoor jacuzzi. Everything was great including Lee Sartain who answered all our questions. I wish we could have spent more time here.
