Have you ever checked into a hotel without showing ID? Of course not! Why should staying in a Vacation Rental be any different. We require the reservation holder to provide a government ID and selfie. Guests don't receive check-in instructions without it.
We collect security deposits from guests to cover incidental costs, extra cleaning, and damage/theft not covered by insurance programs. Our security deposits are compliant with Airbnb's Offline Security Deposit policies.
Additionally, we require guests to sign a rental contract if they are staying at properties managed under The Professional Plan.
Our app and messaging platform ensures that guests can't access your property until their approved check-in time. We generate additional revenue for our property owners by upselling early check-ins. Our system ensures that guest can't just enter your home without purchasing those options.
For an added layer of security, property owners can generate unique codes for each guest on select smart lock platforms for an additional fee.
For many of our homes, the price is influenced by the number of guests on the reservation. Our systems detect if possible additional guests are at the property without authorization. If large numbers of guests are on the our networks, it may indicate a party in progress. Our goal is to prevent issues from parties before they happen.
We also offer noise monitoring for an additional fee.
We do everything we can to ensure that problem guests never return to a property in our network. We flag every guest who was part of a reservation that is banned from future bookings. If a banned guest happens to rebook a property, they receive a notification that the booking is not confirmed. We reach out to the banned guest to cancel their booking request.
Standard homeowners insurance does not typically cover short-term rentals, as it is considered a business activity. Additionally, second home and landlord insurance often only cover rentals longer than 30 nights. With our plan Guests pay the premiums to cover your home when it's operated as a short-term/vacation rental.
You are covered by a $1M combined commercial property and liability policy, as well as $5,000 in contents protection, anytime a paying guest is in your home. Our coverage also works along aside additional coverages that may be available from Airbnb, VRBO, and Booking.com--as well as any commercial policies that you may have on your own.
While claims are rare, we cover many of the ones that arise from operating a short-term rental. However, it is not a replacement for homeowner's insurance. When lightning strikes (literally), you must continue to be covered by a robust homeowner's policy. Our policy does not cover perils unrelated to the short-term rental use of the property, or periods of time when the home is not occupied by a paying guest.
You can save by optimizing your policies, and only carrying the coverage you need. Every situation is unique, and we encourage you to talk to your insurance provider to learn more about appropriate policies for your home.
